Job Description
  • Demonstrate ability to supervise, train and delegate to Project Administrators in all of the duties of those positions.
  • Maximize profits through buyout and quality construction. Responsible for cost control of the project.
  • Produces subcontract scope definition.
  • Recognizes, develops and passes on business development opportunities.
  • Prepares the project schedule. Responsible for evaluating, tracking, and updating job schedules. Communicates with subs and suppliers regarding schedule dates and coordinates with other trades.
  • Maintains equitable, positive, business like relationships with owners, architects, consulting engineers, subcontractors and suppliers.
  • Interfaces with the building officials, inspectors, and obtains building permits as required.
  • Coordinates, develops and maintains the Storm Water Pollution Prevention Programs and submits Notice of Intent and Notice of Termination as job requirements dictate.
  • Prepares quantity surveys and pricing and processes changes or proposed changes.
  • Reviews RFIs, ASIs, and architects submittal remarks for possible cost impact. 
  • Maintains Contract Documents with all revisions and/or clarifications.
  • Assures compliance with contract documents and insures that work meets Admiral's quality assurance standards.
  • Walks the jobsite on regular intervals to review the jobsite conditions/progress and to assist the superintendent in review of quality/safety/cleanliness.
  • Documents all verbal agreements/conversations with subcontractors, owners, architects, etc.
  • Expedites, tracks, checks, and distributes shop drawings/submittals. Ensures proper logging of submittals and keeps a file copy of the submittal for the archive file.
  • Prepares and maintains all required reports including drawing logs, submittal logs, RFI logs, schedules, expediting logs, progress photos, job cost reports, owner change orders, and monthly cost completion reports.
  • Perform timely closeout of projects including customer satisfaction surveys, as-built drawings, warranties, operation and maintenance manuals, certificates of occupancy, certificates of substantial completion, archive folder, etc.
  • Assists with owner and subcontractor billings, monthly cost to complete projections, and updating job cost control.
  • Use Employee Training Log to seek and update training/implementation status for all job duties and responsibilities.
  • Demonstrates leadership and an ability to work in a team environment showing professionalism and compatibility with others.
  • Other duties as assigned
Recommended Experience
  • Must have the ability to communicate through oral as well as written communications.
  • Must be computer literate in business software used for scheduling, management, spreadsheets and word processing.
  • Must be able to bend, stoop, squat, crawl, climb, kneel, balance, push, pull, reach over head, and lift 51 pounds. Must be able to make transition from employee parking area or street into construction work areas, and to gain access to all levels of the building, even if the only means of access is by OSHA approved site construction ladder or stairs still under construction, but acceptable for use. Must possess good vision (normal or corrected).
  • Must be able to drive and visit job sites.
Recommended Education
 
Must have a Bachelors Degree in Construction Management or an equivalent number of years in construction management with a minimum of five years of progressively more responsible construction management experience.
